[101] The Actual Condition of Local Collaboration of Super-high-rise Condominiums in Tokyo Metropolitan and its Promoting Factors

This paper aims to find the actual condition of management and collaboration of super-high-rise condominiums with local community, and factors on promoting their collaboration with local community in Tokyo Metropolitan area. Through the analysis, it is found that a basic management system of homeowners associations, a community formed within the condominium, facilities open to the local community, and activities with the local community are effectively functioned to collaborate the condominium with the local community. Accordingly, it is better for the administration to establish a system promoting substantial activities of the condominiums with local community by themselves and to induce developers to supply such condominiums rather than promoting development of facilities and participation of local organizations.
