[75] A Study on the Influence of Zoning on Convenience and Comfort in Urbanized Areas

The purpose of this study is to analyze the location of commercial and educational facilities from the perspective of zoning districts that induce urban functions, and to clarify convenience and comfort in urbanized areas independent of population density. Convenience is measured in terms of the coverage rate of facilities within walking distance in the urbanized area. The coverage rate of commercial facilities within walking distance ranged from 75.5% to 90.2% for neighborhood stores, and from 71.6% to 96.3% for medical, educational, and child welfare facilities. Comfortability is analyzed by analyzing facilities with strong inducement to ensure "protection of the environment" and "promotion of convenience," which are the objectives of each zoning district, and revealed that comfortability is ensured quantitatively or qualitatively in residential use only, residential, and commercial zoning districts.
