[010] Comprehensive evaluation model of development potential around subway stations in Seoul, South Korea.

To evaluate the development potential of the station area around the railway station, selecting comprehensive factors in consideration of the railway station and its surrounding context was significant to analyze the characteristics of railway stations and to evaluate the development potential of the station area (e.g., Appleyard et al, 2019). This study proposed a method to identify development potentials around subway station by including comprehensive parameters with 3Ds (Density, Diversity, and Design) to evaluate physical and socio-culture aspects around station areas. Subway stations existed in Seoul, South Korea, 2020 were selected. The evaluation process followed three steps: analyzing characteristics within 250, 500, 750-meter buffers, clustering development potentials, and identifying each station’s characteristics. According to the findings, Gangnam and Seocho were the highest development potential in Seoul. They showed high scores in lot price and cultural indicators. In conclusion, this study analyzed comprehensive data about Seoul's subway stations and identified the characteristics of the development on target areas near subway stations. It is expected that this comprehensive evaluation method is useful to evaluate a transit-oriented-development potential and identify suitable stations for better place making according to urban spatial characteristics.
