[128] Factors and spatial distribution of rebuilding of old condominium
Case study of Tokyo metropolitan area

This research explores factors and spatial distribution of condo rebuilding. The integration of the old and rebuilt condo data enables us to analyze the tendencies of the factors of condo rebuilding, employing a probit model. In consequence, building age, lot size, distance to the central Tokyo area, number of housing unit, and additional floor area for condo rebuilding were statistically significant, which is in line with the findings obtained from previous studies. Moreover, marginal effects of the factors were calculated, and four-year increase of average aged building, for instance, increases the rebuilding probability by 1.49 percent point. We also confirmed that the condos with high rebuilding probability are accumulated in the western center of Tokyo area, and in contrast, the condos are likely to be dispersed in suburban areas.
