[86] A Location Analysis of Short-Term Rentals (STRs) with Residents’ Evaluation in Hot-Spring Tourism Town

This study analyzes development of STRs and their locational distribution in hot spring tourism town. Location determining factors are the distance from the nearest station, roadside price and land use. STRs show expanding increasingly inner residential zone. So that the consciousness survey of residents about new STRs is conducted.
1. Characteristics of the location of STRs: STRs were rapidly developed in middle land price commercial zones and new STRs move to residential zones beside commercial zones since 2019. STRs located near by a main station happen and disappear often by institutional change and business conditions. 2. Requirement for STRs in the residential zone: The residents’ anxiety level was correlate to communication and recognition level of STRs and the survey shows what regardless of the local safety assessment of residents, the willingness to attract SRTs was similar by about 50%.
