[11] A study on the effect of tentative land use on land prices of the surrounding areas

Recently, Japan has entered an era of declining population, and the amount of underused land within cities has been increasing due to declining demand for construction and building renewal. As a result, urban problems, such as a decline in urban functions and attractiveness, have arisen; thus, an effective utilization of the underused land is required in the field of urban planning. Under these circumstances, tentative land use, in which land is used for a certain period, is an attractive measure to deal with the underused land. While there are many examples of interim use of underused land, a few studies have quantitatively analyzed its effects on towns. Therefore, in this study, we aim to analyze the effect of tentative land use on the value and the attractiveness of towns from the perspective of land prices. The results reveal that tentative land use in local cities has a positive impact on land prices.
