[87] Impact of Housing Complexes Rebuilding Projects including Transferred Sites to Their Surrounding Areas in Tokyo Metropolitan Area

The purpose of this paper is to clarify the actual status of UR housing complex rebuilding projects including transferred sites in the Tokyo Metropolitan Area, and the impact of projects on the surrounding area, using total floor area, land price, and population density as indices. Although there are a variety of uses of transferred sites, such as housing and commercial facilities, the area where projects with large-scale site transfers affected the renewal of buildings was limited to within 400 meters of the site of projects, regardless of the use of the development site. It was also found that while the relative land value tended to decrease, but the population density of the surrounding area tended to increase in the site of projects that were rebuilt without commercial facilities.
