[008] The Effect of Street Connectivity on Sales of Retail Area: Focusing on Major Retail Areas in Seoul, South Korea

‘Street Connectivity’ is the key factor that greatly affect the retail economy and activated retail economy is foremost of urban vitality. Numerous studies have been conducted the theoretical development on the street connectivity: immense choice range of the paths and the direct route, enhancing walkability and activating retail economy. Accordingly, it is necessary to empirically investigate the impact of the street connectivity on the retail economy. However, measuring the street connectivity requires complex computation and it has not been done properly due to limitations in data and technology. The factors affecting sales in commercial districts was conducted focusing on population structure, and the accessibility from the publica transportation and parks. Thus, this study reveals the effects of the street connectivity on the retail sales revenue, taking Major Retail Areas in Seoul, South Korea as a spatial scope. This research uses the street density and the intersection density as indicators to measure the street connectivity. This study utilizes Python’s ‘OSMnx’ library to extract the street data from Open Street Map (OSM) and then reconstructs the data according to the street connectivity indicators.
In this study, the results of the multiple regression analysis shows that the higher the street density, the higher the sales revenue in the retail areas. It empirically verifies the reverberation on the retail economy considering the street connectivity. Hence, this research discovers that the street connectivity has positive impacts on the retail economy. This study possesses great significance in overcoming the limitations of previous data analysis, measuring the street connectivity quantitatively, and analyzing its influence. It provides implications for the economic effects of the street structure as a function of public space. It will be the basic document for the spatial structure diagnosis of commercial districts and local economies.
