[096] Relationship between Location Conditions and Street Formation of Detached Housing Complexes in Yamaguchi Prefecture

In Japan, a massive housing supply was created to alleviate the housing shortage after World War Ⅱ. Since the period of high economic growth, urban areas have been affected by a declining population, falling birthrates, and an aging population, and the housing complexes that have been developed face many problems. In addition, local areas face more difficult problems than metropolitans. In order to examine the sustainability of detached housing complexes in local areas under these circumstances, the purpose of this paper is to grasp the actual condition of residential space based on location conditions and street formation as a basic survey.
Yamaguchi Prefecture is a local city located in the westernmost part of Honshu, Japan. It has a distinctive climate and regional characteristics because it borders the Sea of Japan and the Seto inland Sea. Therefore, it is a decentralized city with cities scattered throughout the prefecture.
For the survey, I refer “the National housing complexes survey list” conducted by Ministry of Land, Infrastructure, Transport and Tourism (MLIT). Based on this list, the characteristic is analyzed by using cluster analysis. Indicators are distance from the Shinkansen station, Railroad station and elementary school, the age of development and the scale. After that, I extract examples for each typology and compare street formation.
Based on a cluster analysis, the detached housing complexes are classified for 5 types.
Of these, the four types show some characteristics by their distance from Shinkansen stations, Railroad train stations and Elementary schools. Another type is a unique type by the scale.
The result shows that the characteristics of street formation are found for each location centered on Shinkansen stations. The detached housing complexes of the type with the largest number of cases are often located base on mountains. And these are subject to restrictions of terrain. That's why they consist by non-uniform streets.
In addition, in locations centered around Shinkansen stations, detached housing complexes of the type near the station have a complex configuration of multiple types of street formation. On the other hand, in the detached housing complexes of the type far the station, the street formation is a planned formation.
From the above, it can be understand to relate streets, as an element of living space, have no small relationship with location conditions in detached housing complex.
