[001] Gentrification and Residents’ Awareness in Global Cities: A Cross-national Comparison

This paper examined how gentrification in different neighborhood contexts influence individuals’ awareness of rising housing price problems, perceived displacement, and neighborhood trust. To achieve the research objectives, using online survey data about city residents and data on residential property values at the neighborhood scale, this study conducted a comparative analysis of three major global cities in different urban settings: New York, London, and Tokyo. The results of this study show that a notable difference in the awareness level of the rising housing price problem between Japan and the West. Respondents living in high-priced neighborhoods are more likely to report sensing a problem in New York. Both, perceived displacement and neighborhood trust, were low in Tokyo and the highest in New York. Although perceived displacement was high in neighborhoods with high housing prices in New York, there was no apparent link in the other cities. However, neighborhood trust was high in neighborhoods with high housing prices, which are common to these three cities. These findings have shown the effect of neighborhood context on the awareness of gentrification in global cities and the changing relationship by city setting, highlighting New York and Tokyo’s idiosyncratic natures.
